WHAT IS A HOME INSPECTION?
A Home Inspection is a Professional/objective visual examination of the physical structure of the home as well as an inspection of the mechanical systems. The area the inspection covers is from the top of the roof to the bottom of the foundation. If problems or symptoms are found, the inspector may recommend further evaluation.

Our extremely thorough inspection covers over 300 items including:

HOW LONG DOES THE INSPECTION TAKE?
Our thorough Inspection usually takes about 4 hours plus the walk through time after that, however it varies based on the size and age of the home. Older homes, homes with crawlspaces, or multiple mechanical systems may take longer to inspect. At Nebraska Home Inspections we allow for as much time as needed in order to be able to answer all your questions.
WHY DO I NEED A HOME INSPECTION?
The purchase of a home most likely will be your single most expensive investment you will ever make. You should learn as much as possible about the condition of the house, and the need for any major repairs before you decide to purchase. Doing so will minimize any surprises or difficulties you may have after your purchase.
Both the American Society Of Home Inspectors (ASHI) and the National Association Of Home Inspectors (NAHI) have established standards for our industry. These guidelines are addressed in ASHI’s Code Of Ethics and ASHI’s Standards of Practice. They set the standards for ethics, experience, knowledge, procedures, and reporting. Both these organizations assist our trade in providing a common ground approach to the home inspection process by providing ongoing programs and seminars. We at Nebraska Home Inspections continue to view ASHI and NAHI standards as a foundation of business ethics. We meet and exceed these standards in every aspect. SHOULD I ATTEND THE INSPECTION?
We encourage you to accompany the inspection and ask questions, after all the first part of our motto is Education. Not only will we inspect the homes components, but we will explain its systems and how they operate. We will also inform you how to use and maintain the equipment so it will stay in peak performance. These money saving tips alone will pay for the cost of the inspection many times over.
Our inspectors will also highlight the positive aspects of your home. In fact, many of our observations or recommendations will help dispel any home buying anxieties.
Furthermore, by joining in on the inspection you will have the chance to address questions or concerns, thereby preventing any confusion when reviewing the report.
IS THE HOME INSPECTION A CODE INSPECTION?
The "Professional Home Inspection" is not a code inspection, so there is no passing or failing involved. We will report on unsafe or hazardous conditions, but not on specific code compliance.
